This Privacy Policy describes how Franks Financial LLC (operating as Franks Offers) ("we," "us," or "our") collects, uses, and shares information about you when you submit a lead form on our Facebook advertisements or otherwise contact us about selling your property.

1. Who We Are

Franks Financial LLC is a real estate investment company that purchases residential properties using creative financing structures (including seller-financing arrangements). We operate primarily in Texas and Florida.

2. Information We Collect

When you submit a Facebook Lead Form or otherwise inquire about selling your property, we collect:

• Contact information — your name, email address, and phone number (auto-filled from your Facebook profile or entered manually)
• Property information — the address of the property you are considering selling
• Pricing information — the price you are hoping to receive for your property
• Selling context — your reason for considering a sale (e.g., relocating, mortgage burden, inheritance, tired landlord)
• Preferred contact times — your preferred windows for a follow-up call

We do not collect Social Security numbers, financial account numbers, or other sensitive identifiers through our lead forms.

3. How We Use Your Information

We use the information you provide solely to:

• Contact you about your property and discuss a potential purchase
• Prepare and present an offer or letter of intent
• Conduct due diligence on the property (e.g., reviewing public records and comparable sales)
• Communicate with you throughout any resulting transaction
• Maintain records of our interactions for legal and operational purposes

We do not sell your information, share it with marketing companies, or use it to send unsolicited promotional content unrelated to your property inquiry.

4. Who We Share Information With

We may share your information with:

• Service providers who help us operate our business (e.g., customer relationship management software, email and SMS providers)
• Title companies, escrow agents, and closing attorneys if your property moves into a transaction
• Our attorneys, accountants, and advisors as reasonably necessary

5. Facebook / Meta

If you submit a lead form through our Facebook advertisements, your information is collected through Meta Platforms, Inc. ("Meta") and transmitted to us. Meta's handling of your data is governed by Meta's own privacy policy, which you can review at facebook.com/privacy/policy.

5a. Calendly

If you book a call with us through our Calendly scheduling page, your name, email address, phone number, and any property information you provide are collected and processed by Calendly, LLC ("Calendly") on our behalf. Calendly's handling of your data is governed by its own privacy policy, available at calendly.com/privacy.

6. Data Retention

We retain lead and inquiry information for as long as is reasonably necessary to:

• Communicate with you about your property
• Complete any resulting transaction
• Comply with our legal, tax, and regulatory obligations (typically up to 7 years after our last contact)

If you request deletion of your information and we are not legally required to retain it, we will delete it within 30 days.

7. Your Rights

Depending on where you live, you may have the right to:

• Access the information we hold about you
• Correct inaccurate information
• Delete your information (subject to legal retention requirements)
• Opt out of further communications
